Well, this might be a stereotype for the area, but I didn't like the foundation issues that seemed prevalent in the areas I was looking at. I'm sure not all houses there have problems. Every single one I looked at, the steps had fallen from the house, or the garage doors didn't line up. In my price range ($230-$290) I just didn't like what I was seeing.

Sounds like it depends more on maybe when and where the housing development was built. My parents house in HR was built in 2005 and doesn't have any of the problems you mentioned. But, I do know exactly what you are talking about, the soil in the HR area is very unstable. My parents were warned about it when buying their house. Guess they just got lucky.

How do you like it out here so far?

Oh, I love it! It's so beautiful here. The schools seem good, and service as a whole is worlds away from the Memphis. My only problem I have is that my car lost power in the altitude. :(

Good to hear you are liking it. As for the power loss, just remember we are doing much better up here than those with NA motors. We at least have a fighting chance against the altitude.

I know, but any loss is bad bad lol! Especially when the spyder seems to have not lost as much power. Does the computer learn after awhile or anything? Or am I going to have to beg my husband for a Cobb for Christmas?

just my .02 but the soil thing is horribad all over south metro area, I ran a deck company for almost a decade out here and it was seriously like ever 3rd job we ran into or saw some kind of settling, it isn't just Highlands Ranch. There are some slightly shady areas of Castle Rock, mainly certain apartment complexes right now, who's to know if that will spread a bit over the years or not. The biggest problem is Co Springs happens to be the drug capitol of the 4 corners area, Castle Rock is the main vein to Denver. I like Parker, only catch with that town is there are only two main roads in or out, excluding the toll road that is,(Parker Rd or Lincoln Ave), rush hour is a nightmare going in or out of that town. I have personally lived in Highlands Ranch for the past 15yrs or so, I'm moving out to Castle Rock in October. Being 10 min south of my original location seemed like a better option then dealing with the ridiculous traffic going in or out of Parker.

Have you been eyeballing my house?? Ha ha, ahhh....the dreaded soil. Yes, yes... This is my second house in HR and also the second with less than desireable settling.

Like all things it comes down to pros vs. cons- and what's best for you/your family.

Get a soils report. What you are wanting to avoid is expansive clay. It swells when saturated putting pressure on the house. Most of the nwere homes are engineered to take this into account. The majority of homes in these areas have floating basement floors. That means they have an airspace between them. You may also push for a radon venting system. I believe these also mitigate the chance of mold in the underspace.
