The house building has reached the point of starting work on the garage structure. It will be 28' x 31' with a small 8' single car door and a larger 16' door. I am excited about the opportunities at hand. Let me know what I should do with it!

paint all the walls pink, install a full height mirror along the back wall, and a ballet barre.

What are your plans with the space? Do you plan to put two cars and have bikes in the third bay? Will you have the third bay setup for welding and machining?

At 28' deep I hope to be able to have room for 3 cars and the bikes in front being that the Solstice and the FD are both fairly short (About 14'). But I would like a decent sized area for fabrication. Also with the 12' ceiling height I need to do some research on garage doors that won't hang down in the way. I've never been a fan of roll up doors as they always seem to leak so badly.

You can have the garage doors setup with track extensions so they sit tight to the ceiling. You will have to use recessed lighting for any lights that sit above where the garage doors go. The doors will still hang down 9"-12". You can get a wall mounted opener for the small door. I've heard they don't work so well for the 16' doors.
With 12' ceilings, you can easily fit a lift as long as you put it in past the garage door. I would suggest installing it in the single bay. I would recommend adding squares of extra thick slab for bolting a two post lift that do not have any floor heating.

That is interesting. I had been meaning to ask you about the wall mounted openers and if they would allow the tracks to be up against the ceiling. Looked up a few 2 post lifts, all recommended 4" 2500psi minimum. I'm going to be using 3500psi so you still feel I should go thicker? I dislike having extra control joints because they seem to collect debris especially when machining or grinding.
Update, stub walls stacked. Will pour then when I pour the main floor walls. Hopefully in the next two weeks, it's been hard to get the concrete at a decent time. Must be all the construction going on around here. Last time they were 10 days out to be available for a morning pour.

When my dad built his shop, we did 6" thick slab where the lift posts were going. I was easier to use the anchor bolts. We also did control joints around the squares. The control joints made it easier to find them. He had in floor heating so we had to make sure that there was no tubing in those areas.
Don't skimp on the control joints. Your slab will crack and it is better if it cracks on the control joints than diagonally across the garage. Cracks are a lot harder to keep clean than control joints.

I haven't been keeping this up to date well. I like your idea of a thick section for a lift. I'd like you to come visit and help me plan the pour. Shadow, Mrs. Shadow and some friends came out and helped frame the garage. The girlfriend and I sheathed it. It's moving along pretty well.

House looks great. Ceilings in garage are going to be nice and tall. Looks like you have 12' walls with even higher ceilings.
I need to re-research about garage lift. I know for me it was too tight. I'd actually consider the center bay so you have a lot of space on either side if needed. If you put it on the single bay side, how much room between the wall and the garage opening? That is one of the things I ran into.

The issue I see with placing it in the center bay is that it would always be in the way. At least with it to one side I can park daily without worrying about hitting it with my door.

I would install it in the single car bay. Than you can store the bikes there and have the lift when needed.

The depth to the sidewall on the south of the single bay makes me think it's going to be really tight to do anything on that side of a vehicle. All about those measurements.

Its all coming together slowly. Garage slab will be poured on 4/13. Then I can start door shopping. looking for highlift doors and the only thing I can find is conversions for existing doors. I'm not sure if you can buy a setup already designed that way.
